The Tampa Bay Industrial Advisors are excited to announce their new to market spec warehouse space developed by Arrow Capital. The Dallas developer acquired 13 parcels in East Tampa on the east and west sides of Tanner Road for the new industrial park conveniently located at the crossroads of I-75 and I-4.
This project breathes new life into an area where, Managing Director, John Jackson, points out the average age of warehouse space over 10,000 SF is currently 36 years old. Brian Hertz, CEO of Arrow Capital said ” the region’s industrial market is reminiscent of Dallas-Forth Worth 15 years ago, and that Arrow Capital sees room for growth.” They are creating a solution for the lack of industrial supply in the area to fulfil the increasing demand of new tenants migrating to the Tampa Bay area. These Class A spaces will be ready to accommodate those who require between 10,000 – 250,000 SF. The project is estimated for completion in Q4 of 2023.
Other key highlights of this property include frontage on I-75 where the AADT count is 163,500 providing it’s tenants with both premium interstate visibility and valuable access to regional and local distribution routes. It’s users will also have access to 6 different ports within 300 miles and over 5 million people within a two hour drive.
